房价多少算合理
房价有3部分组成：
1、上缴国家的各类税费、土地出让金，这一部分大约是2000-3000元。当然如果北京自然要远高于这个价格。越是发达地区，价格越高，这里就是用县城的价格。
2、房屋建筑成本。大约也是2000-3000元。当然跟层数、面积也是有关的。这里按照小高层来计算的。
3、其他费用。例如小区其他用地、绿化、设施、停车场等等，这一块不好计算。但是也不会太高。
4、房地产商的合理利润。你总是要让人家赚钱的。
所以，普通地级市下属的县城的房价也就在6000以下。
